How We Value Paradise Valley Lots in 85253
In Paradise Valley, much of a property's value is in the land. Here is how we, and the luxury builders we work with, look at a lot, so you can see exactly how a fair offer is built.
Start With the Land, Not the House
A comparable-sales estimate looks at finished homes. A builder starts with a different question: what can be built on this lot, and what will that new home be worth? For many older Paradise Valley homes, that second answer drives the price.
We value your property both ways and use whichever gives you the fuller number. Here are the factors that matter most.

1. Lot Size and Shape
Most of the Town is zoned R-43, with a minimum lot size of 43,560 square feet (one acre) and a 165-foot minimum width. Larger R-175 parcels have a 175,000 square foot (about four-acre) minimum. Generous, regular-shaped lots give a builder the most room to design, and we credit every bit of usable area your lot offers.
2. Setbacks and Buildable Area
On R-43 lots, one-story homes up to 24 feet tall need 40-foot front and rear setbacks and 20-foot side setbacks. Two-story or taller homes need 40-foot side yards. The maximum floor area ratio is 25%. Together, these define the footprint a builder can actually use.

3. Height Limits and the Open-Space Plane
Primary homes are limited to 24 feet on lots under 3 acres, 26 feet on lots of 3 to under 4 acres, and 30 feet on lots of 4 acres or more, measured from the lowest natural grade. Homes must also stay within the Town's open-space criteria plane. Larger lots can therefore support more home, and more value.
4. Hillside Status
Parcels in the Town's Hillside Development Area fall under Article XXII, which adds review of grading, disturbance, height, lighting, and materials. Hillside lots often carry spectacular views, and we give those views full credit while planning for the Town's review process.
5. Views, Location, and Access
Views toward Camelback or Mummy Mountain, a quiet street, privacy, and easy access all influence what a finished home will sell for, and so what the land is worth to a builder.
6. Timing and Your Goals
Some owners want to close quickly; others need months to plan a move. Because we buy with our own capital and no financing contingencies, we can fit your timeline, and if we give you a price, we guarantee to close on it.

Frequently Asked Questions
Does my home's age lower what you'll offer?
No. Many of these homes have real history and character, and when the land drives the value, age matters much less. We value your property on the full potential of its lot.
Will I get a lowball offer?
No. We show you every factor behind our number, and you are welcome to compare it with other options.
Do you need to see inside the house?
We review the parcel first. A walk-through may help, but we do not need the home cleaned, staged, or repaired.
Is this zoning advice?
No. This page summarizes the Town's published ordinance. We confirm the zoning, plats, and hillside status for each specific parcel.
Is there any cost for a valuation?
No. A private valuation is free and carries no obligation.
