LUX HOMES & LAND Private Real Estate Acquisitions

Sell Your Paradise Valley Property for Its Full Land Value

Own an older home on a large 85253 lot? Your property may be worth the most for what it can become. We buy privately and price it on true land value and what the finest builders will create there, never on the condition of the house. We work with top, preeminent luxury builders and developers in Paradise Valley, Scottsdale, and Arcadia.

When Your Paradise Valley Property Is Worth the Most as Land

Many homes in the Town of Paradise Valley were built decades ago on lots of an acre or more. Those homes often hold real history for their owners, and nothing here is meant to diminish that. But when a luxury custom builder looks at one of these properties, the question is usually "what can we build on this lot?" When the answer is a new estate worth far more than a remodel would produce, the land itself carries most of the value, and the right buyer should pay for it.

That changes how you should sell. A traditional listing is priced against finished, renovated homes and marketed with interior photos, which can understate what a large, well-located lot is really worth. Selling privately to a buyer who prices the land lets you capture that value while skipping repairs, staging, showings, and the MLS.

A Fair Valuation, Not a Lowball Offer

We are not looking for a discount. Our offers reflect what preeminent builders actually pay for the right Paradise Valley lot, and we walk you through how we got to the number. The main factors:

  • Lot size and shape. Usable, buildable area matters more than the square footage of the existing house. Width, depth, and shape affect how large and well-placed a new home can be once setbacks are applied.
  • Zoning district. Most residential land in Paradise Valley is zoned R-43, which requires a minimum lot of 43,560 sq ft (one acre) and 165 ft of width, with 40 ft front and rear setbacks. R-175 requires 175,000 sq ft. The Town also has smaller districts such as R-35, R-18, and R-10, so we confirm the district on every parcel.
  • Building envelope. On R-43 and R-175 lots the maximum floor area ratio is 25%, side yards increase from 20 ft to 40 ft for two-story homes or homes taller than 24 ft, and non-hillside lots have an additional height plane that rises from the setback line toward the center of the lot.
  • Views and setting. Mountain views, privacy, and the character of the street all affect what a finished home on the lot could sell for, which drives what the land is worth.
  • Hillside status. Land in the Town's Hillside Development Area, or where the terrain under the building pad slopes 10% or more, falls under Article XXII. That adds review of grading, disturbance, height, lighting, and materials, and can affect cost and design. We account for it rather than treating every lot the same.
  • Access, utilities, and site work. Driveway access, utility connections, washes, and site preparation all affect a builder's total cost.

Is a Land Sale Right for Your Property?

  • The home is older or smaller than newer estates on your street
  • Updating it would mean a major remodel of systems, layout, and finishes
  • The lot is large, flat or usable, or has strong views
  • Builders or investors have already sent you unsolicited letters
  • The property is inherited, vacant, or long-held and you want a quiet, private sale

Not sure? Ask for a private valuation. We will tell you honestly whether your property is worth more as a land sale, a renovation, or a traditional listing, even if that means we are not the right buyer. You can also read more on our Paradise Valley lots and land page.

Frequently Asked Questions

How do you value an older home on a large Paradise Valley lot?

Mainly by the land and what can be built on it: lot size and shape, zoning district, buildable envelope after setbacks, views, hillside status, access, and site costs. The condition of the existing house matters far less, so dated finishes do not drag down your offer.

Will I get a lowball offer?

No. Our offers are based on true land value and what preeminent luxury builders pay for comparable lots, and we show you how we arrived at the number. There is no obligation, and you are welcome to compare it with other options.

What is the minimum lot size in Paradise Valley?

Most residential land in the Town is zoned R-43, which requires at least 43,560 sq ft (one acre). R-175 requires 175,000 sq ft, and some smaller districts exist. We confirm the zoning on each parcel.

Do I need to repair or clean out the house before selling?

No. We buy as-is. Any site work is handled after closing as part of the new build.

Does a hillside lot change the value?

It can. Hillside parcels fall under the Town's Article XXII rules, which add design review and limits on grading and disturbance. Views can add value while extra site work adds cost, so we evaluate each hillside lot individually.

Will my property be listed on the MLS?

No. We buy directly and privately with no public marketing, signs, or showings.

Do I pay commissions?

There are no traditional agent commissions when you sell directly to us.

How fast can you close?

We adapt to your schedule. Closings can happen within a few weeks or be set several months out.
