LUX HOMES & LAND Private Real Estate Acquisitions

Off-Market Teardown Lots for Luxury Homebuilders

Private land and teardown opportunities in Paradise Valley, Arcadia, and the Cactus Corridor, sourced directly from owners.

Sourcing Land Where Inventory Is Scarce

In Paradise Valley and Arcadia, good custom-home sites rarely reach the open market in a form a builder can act on quickly. Many of the best lots sit under older homes owned for decades, and many of those owners would rather sell quietly than list. Lux Homes & Land works directly with those owners. We acquire luxury homes, teardowns, and land off-market, and we work with builders who want access to that pipeline.

Where We Focus

Entitlement Details We Flag Up Front

Every opportunity is different, and builders do their own due diligence. When we share a deal, we point out the rules that most often change a site's value, based on the Town and City ordinances:

  • Paradise Valley R-43: 43,560 sq ft minimum, 165 ft width, 40 ft front/rear setbacks, 20 ft sides for one-story homes up to 24 ft (40 ft for two-story or taller), 25% maximum floor area ratio.
  • Paradise Valley height and open-space plane: 24 ft max on lots under 3 acres, 26 ft on 3 to under 4 acres, 30 ft on 4+ acres, measured from lowest natural grade, plus the open-space criteria plane rising from 16 ft above the 20 ft setback line.
  • Paradise Valley R-175: setbacks differ depending on whether a primary building existed before June 13, 1991 (40 ft front/rear vs. 100 ft per the Town's table). Demolition timing matters on these parcels.
  • Paradise Valley hillside: Article XXII hillside review covers grading, disturbance, height, lighting, and materials.
  • Phoenix R1-10 / R1-18: coverage limits of 50%/30% (plus 10% for ADU or attached shade), 2 stories and 30 ft.

Who the Deal List Is For

The list is built for builders and developers who are actively acquiring and can move with confidence when the right lot appears. That typically includes:

  • Custom and semi-custom luxury homebuilders working in Paradise Valley, Arcadia, and the Cactus Corridor
  • Spec builders looking for teardown sites with clear redevelopment potential
  • Small development teams evaluating lot splits or assemblages where zoning allows
  • Architect-builder teams sourcing land on behalf of a client

Tell us what you build, the lot sizes and price range you work in, and how quickly you can close. We use that buy box to decide which opportunities to send you, so you only hear about deals that fit.

We keep owner information confidential until there is mutual interest. Opportunities may be offered as an assignment, a direct purchase from us, or another structure depending on the property, and every builder should complete their own due diligence on zoning, title, utilities, and site conditions.

How the Deal List Works

  1. Tell us your buy box. Target areas, lot size, price range, and timing.
  2. We source off-market. Opportunities come from direct relationships with owners, not the MLS.
  3. Private release. When a property fits, we share it with builders on the list before it goes anywhere else.
  4. Move quickly. Serious, ready builders get the best access.

Use the form below: put your company in "Company / Target Areas," choose "Builder Deal List," and describe your buy box in the notes. Or call (480) 420-0231.
