Sell Your Paradise Valley Lot or Teardown Privately
A direct, off-market buyer for land, teardowns, and dated estates in the Town of Paradise Valley (85253).
Why Paradise Valley Land Is Valued Differently
In the Town of Paradise Valley, the house on a lot is often the least important part of its value. Builders and end buyers looking at 85253 are usually paying for the dirt: the acreage, the frontage, the views toward Camelback or Mummy Mountain, and what the Town's zoning will actually let them build. A 1960s or 1970s ranch house that looks dated next to new construction can sit on land that a custom builder sees as a prime homesite.
That is why a traditional listing, priced off comparable finished homes and marketed with photos of the existing interior, can miss the point. Lux Homes & Land evaluates Paradise Valley property the way a builder does: lot size, shape, slope, setbacks, zoning district, and highest-and-best use. We buy directly, privately, and without MLS exposure.

Paradise Valley Zoning Basics That Drive Lot Value
Most of the Town is zoned for one-acre-plus single-family homes. A few rules shape what any lot is worth to a builder:
- R-43: minimum lot size of 43,560 sq ft (one acre) and 165 ft minimum width, with 40 ft front and rear setbacks and 20 ft side setbacks for one-story homes up to 24 ft tall. Maximum floor area ratio is 25%.
- R-175: minimum lot size of 175,000 sq ft (about four acres). For R-175 parcels with a primary building built before June 13, 1991, the front and rear setbacks are 40 ft; for parcels without one, the Town's table lists 100 ft front and rear setbacks. Demolition timing and permitting can matter on these parcels.
- Side yards: on R-43 and R-175 lots, the Town requires 40 ft side yards for two-story homes or homes taller than 24 ft; one-story homes up to 24 ft can use 20 ft.
- Height: primary homes are limited to 24 ft on lots under 3 acres, 26 ft on lots of 3 to under 4 acres, and 30 ft (including chimneys) on lots of 4 acres or more, measured from the lowest natural grade. Homes must also stay within the Town's "open space criteria" plane, which starts 16 ft above the 20 ft setback line and rises toward the center of the lot.
- Hillside lots: parcels in the Town's Hillside Development Area fall under Article XXII, which adds review of grading, disturbance, height, lighting, and materials. When hillside land is subdivided or split, the minimum lot size increases with the average slope.
These figures come from the Town's published zoning ordinance (sources below). Every parcel is different, so we confirm zoning, recorded plats, and any hillside status on the specific lot before making an offer. Nothing on this page is legal or zoning advice.

Frequently Asked Questions
Do I have to list my Paradise Valley lot on the MLS to get a fair price?
No. We buy directly and privately. Your property is never listed on the MLS or marketed publicly, and we base our offer on land value and redevelopment potential.
What is the minimum lot size in Paradise Valley?
Most residential land in the Town is zoned R-43, which requires at least 43,560 sq ft (one acre). R-175 requires 175,000 sq ft. Other districts exist, so we confirm the zoning on each parcel.
Will you buy a house that needs to be torn down?
Yes. Teardowns are a core focus. We value the land and what can be built on it, so the condition of the existing home matters far less.
Do I pay commissions or fees?
There are no traditional agent commissions when you sell directly to us.
How fast can you close?
We adapt to your schedule. Closings can happen within a few weeks or be set several months out.
