Sell Your Cactus Corridor Lot or Teardown Privately
A direct, off-market buyer for land, teardowns, and dated homes along the Cactus Road corridor (85254 and neighboring ZIPs).
What Is the Cactus Corridor?
The Cactus Corridor is commonly described as the residential belt along Cactus Road between Shea Boulevard and the Scottsdale Airpark area. The name is used loosely: the City of Scottsdale has a formal Cactus Corridor Area Plan for the eastern part of the area, while real-estate listings often stretch the name west along Cactus Road toward Scottsdale Road and the 85254 ZIP code. ZIP codes 85254, 85259 and 85260 all touch it.
What ties it together is the land. The City describes the heart of the original plan area as low-density residential lots ranging from 35,000 square feet to 2½ acres, with minimal street improvements and large front yard setbacks. Many of those properties began as horse properties and ranch homes, and many of the homes on them are now decades old. For a builder, that combination of big lots and older homes is the attraction.

How the City Plans the Area
Scottsdale's City Council adopted the Cactus Corridor Area Plan in May 1992. According to the City's summary of the plan:
- Areas west of 96th Street were moved to a Suburban Character designation, allowing equestrian properties to redevelop with a semi-custom product, with land-use recommendations of 1–2 and 2–4 dwelling units per acre in specified areas.
- Areas east of 96th Street kept a Rural Character designation, with development expected to stay low-density and, where feasible, keep an equestrian flair.
- The plan suggested the name "Cactus Acres" for the rural area east of 96th Street and classified Cactus Road as a "Neighborhood Collector."
- A neighborhood trail loop was recommended to connect the area with other trails.
That history matters when you sell. Whether your lot sits in a suburban or rural part of the corridor, and how it is zoned today, shapes what a builder can put on it and therefore what the land is worth.
Zoning You May See Here
Most single-family land in the corridor falls under City of Scottsdale zoning, though parcels near the western end of 85254 can be in the City of Phoenix. Scottsdale's single-family districts are named for their minimum lot area. For example, R1-43 is 43,000 sq ft per lot, R1-35 is 35,000 sq ft and R1-18 is 18,000 sq ft. The City publishes setback and height standards for each district.
Some lots also carry older plats, planned-development standards, or HOA restrictions. We confirm the city, zoning district, recorded plat, and any restrictions on your parcel before we make an offer. This page is general information, not zoning advice.

What We Buy in the Cactus Corridor
- Large-lot ranch homes that need full renovation or replacement
- Former horse properties and equestrian lots
- Vacant or under-used residential land
- Inherited or long-held properties where a quiet sale matters
Sell as-is. No repairs, clean-out, staging, or showings.
Why Owners Choose a Private Sale
Large, older corridor properties do not always fit the typical buyer. A retail buyer may love the lot but balk at the renovation, the age of the systems, or the upkeep of horse facilities, and their lender may agree. A builder sees the same property differently: as a site for a new home on land that is hard to find elsewhere in central Scottsdale.
Selling directly means you skip preparing the property for the open market. You do not need to repair, remove old barns or arenas, or keep the home show-ready for weeks. Tell us about the property and we will show you how we value it.
